Excellent book for RE Appraisal class
Text is very thorough.One of my few gripes is that they should have included a 'cheat sheet' with all of the math formulas, rather than explaining in verbose text.

Inconsistency
The author is inconsistent with applying concepts. First, p. 61 the author points out the difference and importance of the terminology between "view" and "inspect" (which I agree) but quickly reverts to calling the viewing an appraisal inspection. Why bother mentioning it if unwilling to apply it in the text? Then on p. 198 the author details how half baths are to be counted: "3.4 baths indicates three full and four half-baths!" yet goes on to provide inconsistent examples such as FIGURE 9-4 p. 276 Comp #2 "2.5 (baths)" indicating two and one half-bath and no dollar adjustments are made for bed or bath differences. Still further, pp. 274-75 unit of comparison adjustments are detailed in price per sq. ft. yet again FIGURE 9-4 p. 276 makes inconsistent adjustments for sq. footage without any explanation in the Summary of Sales Comparison Approach area. As a textbook for college students and people wanting to learn about the correct appraisal process, this book leaves a lot to be desired.

This is an excellent book! It provides the most up to date information. Betts and Ely researched to provide students of real estate appraisal new material which is so helpful!
